-Services Provided - Home Inspection: We inspect the exterior home site, building foundation, exterior walls, roof coverings, flashing and gutters, roof structure, attic, basement/crawl space, decks/porches, insulation, garage, electrical, visible interior and exterior plumbing, central air systems, heating systems, and interior conditions of the home.
Structural Components: The structural components including foundation and framing. The floor wall and ceiling structure, the under-floor crawl space, the roof structure and the attic.
Roof System: The roof covering, the roof drainage systems, the flashing, the skylights, chimneys, and roof penetrations.
Plumbing System: The interior water supply and distribution systems including all fixtures and faucets. The drain, waste and vent systems including all fixtures. The water heating equipment, the vent systems, flues, and chimneys. The fuel storage and fuel distribution systems. The drainage sumps, sump pumps, and related piping.
Heating System: The installed heating equipment. The vent systems, flues, and chimneys. Air Conditioning Systems: The installed central and through-wall cooling equipment. Interior: The walls, ceilings, and floors. The steps, stairways, and railings. The countertops and a representative number of installed cabinets. A representative number of doors and windows. Garage doors and garage door operators. Insulation and ventilation: The insulation and vapor retarders in unfinished spaces. The ventilation of attics and foundation areas. The mechanical ventilation systems. Describe the insulation and vapor retarders in unfinished spaces, the absence of insulation in unfinished spaces at conditioned surfaces. Fireplaces and Solid Fuel Burning Appliances: The system components, the vent systems, flues, and chimneys. Wood Destroying Insects: Inspect-A-Home, Inc. inspects your future home for visible evidence of termites, wood bores, powder post beetles, carpenter ants, and carpenter bees. Mr. Moran is one of the only home inspectors to hold an Advanced Wood Destroying Insect Inspectors rating from the Pennsylvania Pest Management Association (#CD-843822-99). Mr. Moran is also licensed by the Pennsylvania Department of Agriculture (#843822).
Radon: The EPA and The Surgeon General recommends that all homes be tested for Radon. Radon is a radioactive gas that comes from a natural breakdown of uranium in the soil, rock, and water. Radon generally enters homes through cracks or other holes in the foundation. Pennsylvania has about twice as many homes above 4 pCi/L. Inspect-A-Home, Inc. tests homes with the Radalink continuous radon monitors. Since there is a potential interference in real estate transactions. The Radalink monitors are virtually tamper proof. They determine whether the monitor was moved, records barometric pressure, relative humidity, and temperature. A detailed report is faxed to your realtor within one hour of uploading the data. The EPA recommends that you take action to reduce your home's indoor radon level if your radon tests results are 4 pCi/l or higher. Patrick Moran is certified by Pennsylvania Department of Environmental Protection (#1901) to conduct radon tests.
